We are located at 901 NW 66th Avenue, Margate, Florida, and our hours of operation are from 7:00am until 6:00pm, Monday through Friday. The permit window is available from 7:30am until 5:30pm. and the Inspector Hours are from 7:00am until 5:00pm, Monday through Thursday. For the convenience of our customers, we do not close during lunch hours.

Yes, as long as you meet the Owner/Builder exemption. You must have proof of ownership of a one-family or two-family residence, and the residence must be used for your own use or occupancy. You cannot sell your house or duplex for one year after having a final inspection of any Owner/Builder permit. Please review Florida Statues 489.103(b)(7) for additional information. You will need to read, understand and sign an Owner/Builder Affidavit and Disclosure Statement.
Yes. Go to Government, Departments and then Building Department. On the left hand side, click on Pay and Track Building Permits. From here, you can track Plan Review, view inspections results, and pay re-inspection fees.

A permit card and related documentation are issued by the Building Department and proves a permit was legally secured. The card and approved plans must be posted prominently on the job site and be accessible for inspections.
You can check on scheduled inspections as well as inspection results by going to Government, Departments, then Building Department. From here you can enter your permit number. Follow the steps to view scheduled inspections, inspection results and any comments regarding what is needed prior to the next inspection.

As of June 1, 2018, Inspections called in before 2:00pm will be scheduled for the next business day. Inspections called in after 2:00pm will be scheduled for the 2nd business day. (No code needed to schedule inspections) Inspections called in on Thursday prior to 2:00pm, will be scheduled the following Monday. (except holidays) Inspections called in after 2:00pm on Thursday through Monday 2:00pm will be scheduled for the following Tuesday.

Once the permit is issued it will expire if not commenced within 180 days or if abandoned for a period of 90 days. When a permit does expire, the permit holder can submit a new application and pay a fee to reactivate the permit.

Yes, the permit can be extended two single periods of 90 days from the date of expiration of the initial permit, if the extension is made prior to the expiration date of the initial permit. If granted, the permit will be extended for one period of 90 days. The fee per permit extension is $75.00.

At this time, permits are paid for at time of pick up. Drop off plan review fees do not apply to all permits. However, re-Inspection fees can be paid online with either MasterCard or Visa.

No, you cannot start work until the permit is approved, picked up and posted at the jobsite. In an emergency such as air conditioning replacement with the approval of the Building Department, work up to the first inspection will be allowed.
